The study can also be converted to an addl bedroom for children. A separate TV and childrens room has recently been added.

Policies

Chef Service
Chef Service available at 25$ per hour, 15$ per hour for helpers; plus 10% service charge on food purchased Breakfast/Lunch and evening meal as you wish.

Baby Sitting
Baby sitting can be arranged through Sherille, head house keeper and paid direct, normal charge is $10 per hour.

Deposit requirement
50% required with confirmation of booking.
Balance of payment required 60 days before arrival
To include a Security Deposit of 25% of the total invoice.

All accounts

All accounts for food, shopping, telephone and other miscellaneous charges are to be settled on check out, if charges are in excess of the security deposit. Booking Conditions
Bookings are not accepted until confirmation plus 50% deposit has been received.
The balance of payment is required 60 days before the agreed booking date. If full payment is not received by that date, the company reserves the right to cancel the booking.

Amendment of dates: - the company will not accept any amendments of dates that conflict with any other booking. Every effort will be made to accommodate amendments of dates.

No refunds will be made for reductions in time of stay after 60 days before arrival.

A refund of 50% will be made on reductions in time of stay before 60 days before arrival.

Cancellation Policy
Cancellations before 60 days prior to arrival 50% of the total invoice will be required.

Cancellation after 60 days prior to arrival 100% of the total invoice less Government tax, Service charge and security deposit will be charged.

Every effort will be made to sell the booking. If a booking is achieved at the full price a 15% charge will be made. The balance will be refunded to the client.

Delays/Check-in Times
The client agrees, at their expense, to notify the Company, in Anguilla, if they anticipate a delay of over two hours in their arrival.

Check-in time on arrival is after 3:00pm local time unless otherwise agreed in writing by the Company. Check-out time is by Noon local time to prepare accommodations for other clients unless prior arrangements have been made with the Company.

Travel Documents
The Client is responsible to ensure that all necessary travel documents to obtain entry into Anguilla are current and available. If the Client proposes to hire a vehicle while in Anguilla, they must ensure a current driving license is available for inspection, so an Anguillan licence can be obtained.

Neither the owners nor their agents shall be liable for injury to renters or their guests or for damage to their property. Each renter shall be responsible for all acts of their family and all other persons they invite to the property. The renters will keep the house, furnishings and owner’s personal property as is and in good order. Any temporary displacement of items must be cleared through the manager. The manager shall be entitled to make appropriate repairs at the renter’s expense. The company recommends the client takes out appropriate health and medical insurance unless prior arrangement has been made with the Company.

Use of the Villa
The renter may not use the villa for any purpose other than that of a holiday residence unless agreed upon in writing beforehand. The Renter will not bring any animals to the villa. The Renter must give notification of the number of individual who will be staying at the villa. The Renter will not sublease the villa to any other party unless otherwise agreed in writing. The Renter will vacate the villa by noon on the final day of the rental period.
The Renter and guests will respect and ensure that the villa and its contents are left in good order and condition and will inform the owner or staff of any damage incurred.

Swimming Pool and Verandah
Guests hereby acknowledge that they are fully aware that the swimming pool and surrounding Verandah can be hazardous, the verandah can be slippery when wet, children should not be left unsupervised. The pool is shallow and is intended for use as a plunge pool. Maximum depth is 6ft. Diving is dangerous and strictly prohibited. With full knowledge of the above facts and warnings, the guests accept and assume all risks involved in or related to the use of the pool and verandah areas.

Every reasonable effort has been made to accurately describe and represent the accommodation and facilities covered by this agreement. However, the owners reserve the right to make alterations and changes to the accommodation without notice and shall not be liable for any inaccuracies or omissions contained in any promotional literature.

The owners and their agents shall not be held liable for any defects or interruptions of supply of water, electricity, gas, plumbing or any other service or utility, temporary or otherwise.

Damage to accommodation
The guest shall be totally and exclusively responsible for any and all damage to the property and or its contents with the exception of reasonable wear and tear and accepts full responsibility for the actions of any person or persons occupying or visiting the property. In the event of damage to the property or its contents the guests hereby agrees to pay to the owners or their agents such compensation that is deemed necessary to replace or restore the damaged items to its original state. The owners and their agents shall be the sole arbitrator in the determination of repair and replacement costs.

The guest, their heirs, executors and administrators assign hereby unreservedly releases the owners, their employees or agents from any and all claims of loss damage or expense of any person renting or occupying or visiting the property arising out of, personal injury, accident or death, property lost or damaged, loss of physical ore mental enjoyment, delay inconveniences and changed itinerary resulting from any acts or omissions on the part of the owners, the accommodations, the owners employees or agents or any other party however so caused and shall include any acts of god, war strike government act or any event or cause beyond the owners control.

Rates are quoted in US Dollars per night unless otherwise specified.
